Staging Tips from the Meyer Lucas Team

Staging is a SUPER important part of selling your home. It allows potential buyers to see the best of your home and imagine themselves living there. Your goal should be to create a comfortable, clean, and chic feel that can appeal to anyone that sees it.

Check out these tips to stage your home like a pro!

FIX THAT CURB APPEAL

The first thing that any buyer will notice is your home’s curb appeal. Dazzle them by bringing out your home’s greatest qualities!

  • Power wash the driveway, walkways, and siding to make your home sparkle.

  • Mow the lawn and maintain the landscaping.

  • Wash front windows.

  • Clean up animal waste and remove seasonal yard decorations.

DECLUTTER

Too many decorations or knick knacks clutter your home and make your spaces appear much smaller. Try to put away as many unnecessary items on counter tops or furniture, so that your home can look amazing.

  • Hide trash cans.

  • Remove all magnets and personal items from refrigerators.

  • Put away pet water/food bowls and toys.

DEPERSONALIZE

While you may love your family portraits, potential buyers want to see themselves in your home.

  • Store family photos, offensive art, or sports memorabilia.

  • Remove seasonal items or holiday decorations.

 CLEAN

A super easy way to brighten your home is to make sure it’s clean! Seeing a clean home brings positive vibes to buyers!

  • Dusting and vacuuming is an essential action due to today's technology. The camera sees everything.

  • Make sure kitchen utensils such as sponges, soaps, etc. are put away, as well as blenders, toasters, and coffee makers.

  • Clear any and all items off of bathroom counters.

  • Place all toilet seats down.

  • Put away shower items such as soap/shampoo bottles, razors, etc.

  • Leave guest towels out and hide all other towels.

  • Make all beds, align bed skirts, and fluff pillows.

  • Replace any burnt out light bulbs.

INVITE

Although you don’t want your home to be cluttered or messy, you do want buyer to get the sense that your home is inviting. There are a few elements you can bring in to convey this feeling:

  • Add vases of fresh flowers or plants to your home.

  • Set or decorate your dining room table to add appeal.

MOVE FURNITURE AROUND

While your furniture may be arranged for function in your home, it may not be placed to maximize space or highlight important qualities of your home.

  • Try rearranging furniture to make each room look bigger and more open.

REFINISH FLOORS OR ADD A RUG

You may have some floors in your home that haven’t been refinished in a long time or never. Maybe there are some scratches or unappealing spots, so fix them or cover them up!

  • Refinish floors before selling your home to make sure they are looking their best.

  • If that isn’t an option, opt for strategically placed throw rugs!

ADD SOPHISTICATION

If you’re thinking about selling your home, now is the time to get rid of those super bright and funky colors you’ve got going on. Potential buyers most likely aren’t going to be into a hot pink bathroom or a kids room with footballs painted on the walls.

  • Bring sophisticated, neutral colors into your palette.

DON’T FORGET ABOUT OUTDOORS

It’s just as important to stage your yard as it is the interior! Buyers want to see themselves utilizing your backyard and feeling comfortable in the space.

  • Uncover grill and store cover away.

  • Open patio umbrellas or any awnings.

  • Sweep leaves and yard clippings off of driveways and walkways..

  • Clean pool, remove toys, and vacuum. Remove pool security gate.

  • Replace any burnt out exterior bulbs.
