For me, nothing creates more decisive motivation for action than putting a massive barrier in front of myself — like a deadline. Something about having to battle a deadline has always motivated me to overdrive and action. Some call that procrastination and while leaving things to the last minute certainly is not a productive habit if you’re leading a team where people are depending on your commitment to the project, there are some areas in your life where you can use procrastination as a super power.

Here’s what I mean — If you’re like me, I can imagine your childhood and school years were a roast-fest over your procrastination ammiright? You probably hated yourself far more for your inability to start things on time than your teachers did and you probably still feel the anxiety over the stress you caused yourself by waiting until the last minute. And yet, you know you still crush it when you’re up against a deadline, right? It’s a brutal battle.

As an adult and entrepreneur, I have embraced the ability to perform under time pressure and lean into it when setting personal goals for myself — “start now or commit to not starting at all” is my mantra there. 99% of the time I giddy up and opt to “start now” 💥 And if I decide to commit to not starting at all, it’s freeing. I forgive myself in that moment, unpack why I didn’t make my deadline, set the next goal for myself, and move forward.

If you can't shake it, send it

Three years ago today, I pulled the trigger and made a risky decision (at the time risky at least) to move my small business across the bridge and into a 1970s artist loft (and former travel gallery) — it was musty, dusty, and old as hell.

I didn’t really have the money to renovate it, so after work every day for a month, I would go home to see my kids for a second and then head over to 361 Tequesta Drive where my dad or mom would meet me and help me renovate this or that. Slowly piece by piece, we replaced the bathrooms, the kitchen, the flooring, redid the stairs, the lighting, and all kinds of other odds and ends making it finally move-in-able at the end of the summer.

I had manyyyy people try to talk me out if it.

Point is — If you have an idea that you genuinely think is good, don’t let some idiot talk you out of it. ⚡️💡

(That’s a version of a @therealstanlee quote. My version of that, and rule with myself is: “If you can’t shake it, send it”, meaning if you can’t get rid of the thought and you’re obsessing over it — give it the full send. Living by that has never done me wrong.

We’ve called 361 Tequesta Drive home through the pandemic, my third baby, some incredible client success stories, and all kinds of things in between. I have taught over two dozen brand new real estate agents how to do the real estatin’ here, and have shown some veteran agents a thing or two, too. Along the way I’ve learned, grown as a leader, and have been inspired by the humans that make this office special more than I thought possible or could put into words.

I love this little dusty little office and the magic it has created here. When the time comes for us to move on - we’re already bursting at the seams - imma need some serious mental support saying goodbye to this place and maybe a crane to remove me and my printer. 😂

When people ask what my advice is for new real estate agents who want to find their footing in the luxury real estate space:

⚡️ Learn the luxury market by going to see it.

💡 Build rapport with your agent peers.

One of the quickest, easiest, and cheapest ways for new agents to gain immediate luxury real estate experience is by previewing the luxury home inventory. Consistently and constantly visiting new listings through scheduled broker opens and open houses will take your career and the services you provide your clients to the next level.

When a new lux listing hits the market in a community you’ve never been in, don’t be afraid to set up a preview. (Never pretend that you have a buyer when you do this by the way. Just ask the listing agent if they would mind if you can book-end another scheduled showing and if they say no, ask if they’re doing a brokers open. It doesn’t hurt to ask guys!)

The time you invest in going to go see that new home *and* meet the agent on the other side of the deal in person will pay you back tenfold over the course of your career. Guarantee it.

Double down on what works, bail on what doesn't

Unpopular opinion among my fellow marketing mavericks, but in fairness to what I preach (Double down on what works and bail on what doesn’t) I have to share this.

The biggest “bail when it doesn’t work” for me in building this company has been freeing myself and our marketing team of trying to make e-mail marketing a thing for us. I released myself of the guilt of not doing e-mail marketing years ago and it was so freeing.

Here’s why:
1) I personally don’t open e-mail newsletters - I know many people do, and I love you all for that. I, however, do not and since this is a bootstrapped organization that I run, the task of implementing something or running point largely falls on the leader (me) first. Since I was never fully passionate about creating a process, system, and hiring a team member for us to leverage e-mail marketing, it failed over and over.
If you’re not passionate about it as a bootstrapped leader, it’s really hard to artificially create the energy in others to care about it. I would punt and procrastinate and I just wasn’t into it.

2) The opportunity cost has been too great for me to focus on it properly. I tend to micromanage the shit out of our marketing (shocker) and the weight of sending out perfect weekly or monthly e-mail marketing pieces was slowing us down big time. So I allowed myself to bail and focused our effort and energy on other marketing efforts.

Point is — if you are leading a bootstrapped business and encounter something that your industry, mentors, coaches, or society says you have to do but you don’t love it, aren’t into it, and don’t want to do it — then don’t do it! Here’s your permission. ✅

And btw - I’m not saying we will never do email marketing - just sharing that we never have and we’ve always slayed. ✌🏼

Learn to Address Your Inner Critic

A little dose of pep this Monday for anyone who needs it…

Your success can be defined by how well you handle your #1 critic and biggest limitation - yourself.

For what it’s worth - I doubt and second guess myself all the damn time. Even now, seven years into this entrepreneurial journey, I still have moments of pause and self doubt.

Here’s what I do to overcome it: When my negative inner voice comes for me and tries to talk me out of wearing the outfit, making the phone call, going to the event, doing the thing — I try not to suppress that voice.

Sounds counterintuitive, right? Stick with me here.

Instead, I lean in hard and let that voice have the floor for a second. I let “her” (aka me) play the criticisms out and let it fling mud at whatever it is objecting to.
“You will look silly”, “You’ll get hung up on”, “You won’t know what to say” - whatever it is, I let it play out and give it a voice for a second.

Then, once it has said it’s naysaying peace, I consciously tell that inner voice to kindly sit the hell back down, chill out, and I remind her that I’ve got it covered. I’m going to wear the damn outfit. I’m sending the email. I’m starting the business. Thank you for your time, Negative Nelly Holly, but you’re not knocking me off my game today. Thank you, next ✌🏼

Some of the best business decisions I’ve made have come as a result of me leaning fully into my own destructive, self criticizing voice, letting that voice air myself out, and then deciding I’m going to *move forward with power*.

I would have never gotten past my first week of doing the real estating if I hadn’t addressed my inner critic. And I certainly wouldn’t still be sitting here if I let her rule my decisions.

Giving negativity the floor and then kindly asking her to f*ck right off is powerful. You have no limitations. Only the ones you put on yourself. ✌🏼

Over the last decade I have learned this fact: You are the sum total of the people you surround yourself with. If you are surrounded by mediocrity, you will eventually become mediocre. If you are surrounded by winners - people who push you, challenge you, disagree with you, lift you up, and vibrate at a higher frequency - you, too, will become a winner. How I Built This | Part 2: The Gift of a Mental Edge

When I was starting out in real estate, my imposter syndrome ran rampant. I constantly doubted myself and as a newbie in the business, I didn’t have much business going on to even distract myself from my lack of confidence. It can be a vicious cycle and one I know dearly.

On those days where I wanted to give up, stay in bed, or schlump around the mall in yoga pants feeling sorry for myself, I would make a concerted effort to not only get dressed professionally but I would go over the top with my attire - hair, makeup, clothing, all of it. Full send.

No matter how low my confidence felt, how unprepared I may have felt, or how strong my imposter syndrome was - if I dressed the part I knew I could give myself enough of a mental edge to get something going.

I would then go into the office (KW at the time) and force myself to feel the power of how people reacted to me on a well dressed day. I don’t mean absorbing compliments. I mean just the way people looked at me - like I had my shit together.

If this sounds petty and superficial - congratulations. You might not need it. But if this is landing with you, you probably know the exact worthless feeling of not being able to get the day started because you’re too overwhelmed with trying to make something happen. I certainly know that feeling and am with you. 💝✨🍋

Next time you aren’t feeling it but know you need to snap out of it, take a shower, blow dry your hair, put on your face, your power suit, and go preview some inventory dressed like that.
I promise it’ll snap you right out of it and something valuable will come from an interaction you have, guaranteed.

Four Mistakes I Made When I Started My Business
💡 And how you can avoid making them in yours

💥 1. I didn’t clearly define any of the jobs in our organization, creating a vague, wing-it type work environment with little structure and zero accountability.
💡Every job in your organization should be clearly defined in writing with clear deliverables, goals, and how each role is measured. If you have a hard time defining a job for someone who you’ve already hired (retrofitting this advice essentially), have your employee write it for you OR write the job description for their replacement. This exercise alone is worth it’s weight in gold in terms of identifying crossover in duties and what your actual expectations are for your team versus what they might think they are.

💥 2. I hired randomly - people with great personalities but no experience in our industry or with no prior work within the job functions I needed.
💡 Avoid this by hiring people with experience (duh) and also PAYING THE MONEY for experienced people. I could have saved myself a lot of time, money, and aggravation if I had hired (read: just paid for) experienced people early on.
Also, as a leader it’s easy to not want to reveal how little you know (thus we hire inexperienced people to accommodate our lack of experience ourselves)

💥 3. I didn’t off-board team members when they didn’t perform and instead either created new roles for them internally or lowered my standards to accommodate the gap in skillset.
💡 Hire slowly, fire quickly. Have 5 key core characterizes that you hire to, fire to, review to, and reward to and stick to it.

💥 4. I didn’t fully step into my power as the leader, allowing entitlement and lots of masked-giver bullshit (cc @adamgrant and the note below)
💡 If you’re the leader, be the leader not the friend. Everyone needs friends but your employees will never, and should never, be your friends despite how much they might lead you to believe otherwise.

It’s a rainy Saturday in a tight housing market, which means it’s COLD CALLING SZN BABY! 📞 ☎️🔥🔊

Who wants to jump on a dialer with me? I’m about to put on a rejection calling clinic. 😂🔥

Real talk — Cold calling isn’t fun. You get rejected, yelled at, hung up on, told to pound sand, and everything in between.

PROTIP:
Whenever I cold call, I have to get my mind right which starts with rocking some borderline idiotic pump up music, like some eye of the tiger vibes or that this is Sparta song. If I don’t have any inspo, I’ll even kick it over to jock jams.
I also dress a little scrappier than I normally would because it never feels right for me to go to battle on the phone if I’m wearing some red bottoms and a power suit. Street style scrappy outfit always does it for me. Sounds stupid but it works. Mindset is everything and those two dynamics give me an edge. 🔥

It also helps to have a clearly defined purpose. Buyers need housing inventory right now and for every 100 calls I make, I can guarantee 20 convos will end up being fire. So I focus on that. 🔥

If you are a realtor looking to secure some listing inventory with the quickness, the fastest way to get a listing is calling For Sale By Owner listings and pitching your services.

As a leader there is not a single thing that I ask my team to do that I haven’t already, or don’t already do myself including dialing for dollars aka finding homeowners who are willing to sell their homes in this market.

Why I stopped winging it in my business

Lemme tell you about the week I stopped winging our SEO and marketing strategy and started taking analytics and data seriously...

3 years ago, right after the 2018 federal tax reform passed, @loftyexpectations called me and asked if I could comment on a story he was doing about people moving to south Florida due to the SALT tax changes.
In preparation, I jumped into our website backend (the analytics), expecting to pull numbers from a spike in people from the northeast, but instead found a bizarre spike in traffic specifically from people in California.
I dug deeper into the numbers and the increase in Californians was overwhelming across all of our platforms.

I immediately doubled down on our marketing strategy to target California specifically and wouldn’t you know it, “hey got another call from a high end buyer moving here from California!” has been my team’s anthem ever since. 😉😏😏

Is your marketing strategy backed by data or are you just winging it? I think lots of entrepreneurs and realtors would tell you the latter if they’re being honest (“it’s a feel thing” was my mantra)
My point is this — If you’re spending marketing dollars without fully articulating a goal, vision or strategy, you’re probably spinning your wheels like I was 3 years ago. Outlining a plan of attack, a budget, and a goal is how you run a business vs a side hustle. Don’t wing it and don’t act impulsively. (Unless you’re donating to charity — in which case, always donate impulsively when called upon ✌🏼 That topic is for another day though 🥰)

In 2015 I left a corporate career that I had poured my heart & soul into and jumped head first into a career in real estate.

I had just moved to Jupiter, was five months pregnant, had an 18-month-old on my hip, and a husband who had just left to play baseball in Texas for the season.

I had zero experience in real estate, knew basically no one in Florida, and had very little money to spend on trying to make this new career gig work.

But!!!!! Failure was not an option. 🔥

Here’s what I did:
I begged other agents to let me host open houses for them at their listings and spent every single weekend hosting

I made it my mission to turn every interaction into a client conversion. And if they couldn’t become a client, I was relentless in my pursuit of them introducing me to someone who could be.

🤔 You already have an agent? Cool - who is your neighbor? Can I have their number?
🤔 You’re not selling but your cousin might be renting? Cool - lemme get her number.
🤔 You’re currently renting with no plans to buy? Love it - I’ll call you in a few months to either renegotiate your lease or sell you a home.

I was relentless.

I spent hours working rentals and writing leases where the commission was $25 for weeks worth of work, all in the name of securing another client for my database.

I hustled hard and did every single thing I could think of to drum up business — sometimes in creative, fresh ways. Other times, being scrappy as all hell was my answer. Rentals weren’t beneath me. $50k shit box sales were my jam. I did it all.

Love sharing this story — one of my first early sales came as a result of me wandering strategically around Publix and Target with my “real estate agent” name tag on, hoping someone would accidentally-on-purpose engage me in a conversation about the real estating.

I was scrappy, hungry, and dead set on making real estate work.

Clean homes sell. I’m not just talking about cleaning up dirt & grime - I’m talking about the clean lines in a home.
Less is always, always, always more. After selling 300+ homes, I can say with confidence that nobody has ever turned to me in a cluttered, identity-riddled home and said “this is the one!”

“Identity-riddles” is a term I made up years ago for the impact personal effects can have on a buyer. When buyers see the type of coffee you drink, your shoes, your kids’ backpacks, the dog bowl, even your shower gel, they will start telling themselves a story about who you are as a person. And when this starts happening throughout the home, they end up shifting their energy away from the story they’re telling themselves about who they are as the BUYER of your home, and flipping the mental dialogue into wondering who you are as the seller.

I’m not saying you have to remove all of your personal belongings to sell a home. Most sellers can’t move out of the home entirely when they go to sell. But you can minimize the impact of the buyer identity riddles by clearing out & packing up personal belongings that you’re not going to be using while you’re in the “home seller” phase.

Countertops, table tops, tv stands, bathtubs — those are all areas where we love to “accent” the home with candles and towels and centerpieces.
While those items can look amazing in person for a dinner party, when selling a home, buyers want to see the windows, the design in the countertops, and feel like the home isn’t lived in.

Looking for some quick ways to clean up your space for upcoming showings?
-Remove your drapes so buyers can see the clean windows.
-Sweep your patio and porches.
-Remove centerpieces on tables. Yes, truly. This helps create clean sight lines.
Soaps, sponges, lotions in bathrooms — minimize these.
- Remove. All. The. Tissue. Boxes. Throw them away. Get rid of them. These do nothing but scream “runny nose!” to buyers.
For maximum dollar and a swift sale, show buyers the clean lines of your home!

Let’s talk negotiation.

🧐 Wanna know how I know you’re not a good negotiator?
✅ You felt you had to tell me you’re a good negotiator or that you “negotiate for a living”. You fought every term like a caged animal and took personal exception to every misalignment. You pouted, couldn’t control yourself, and let your ego get the best of you.

🧐 Want to know how I know you’re a smart son of a gun and a savvy negotiator?
✅ You stayed in your lane and let us fly through ours. You were easy going on terms that were petty, you stayed calm when shit went sideways, and we got the deal done with handpounds at the end.

Negotiating doesn’t mean flexing or being a dick for sake of ego. Some of the best negotiators I know are the most easy going people in the world and they get what they want because they are strategic with their words, with what buttons they push, and what they’re willing to give up to get something in return.

Also, fun fact — money isn’t the biggest commodity for a lot of people. For many, many people, the biggest asset they have is actually time.

Negotiating in real estate is totally different than a commercial business transaction. If you are a prima Donna and piss off the other side of the transaction at the beginning because you had to flex over very term, guess who is not going to be accommodating to your last minute fire drill with the date change or the inspection issue you need resolved because your insurance denied you? There are tremendous benefits to being easy going about small, petty seeming things in a real estate deal.

And lastly, we all “negotiate for a living” if you really think about it. If you’re a teacher, nurse, realtor, plumber, sky diving instructor — every conversation in life could be seen as a “negotiation”.

So the next time you feel misalignment or conflict brewing with someone, before you throw down the ole “I negotiate for a living” routine, think about what your end goal is and focus on finding the win, getting to the yes, uncovering hidden value, and getting the deal done.

If you can picture it, you can manifest it

⚔️🍋 Imagine in 100 years when it’s all over, God shows you a version the person you could have been if you had lived up to your fullest potential.

What does she look like? Who is that person? What did she do differently? What didn’t she do? What people are in her life? Who did she cut out? What habits did she have? Which ones did she get rid of?

If you can picture it, you can manifest it.

It’s never too late to pivot your life or change your trajectory. Living your fullest potential starts with having goals and a roadmap. What does your fullest potential look like when you close your eyes?

This is one of my favorite exercises if I’m feeling lost. I literally close my eyes and go to that person standing in front of God in 100 years watching my “could have been” highlight reel. It centers me and realigns me.

A lesson on failure

One of my favorite quotes is - “The opposite of love isn’t hate, it’s indifference”. I love it because of how it applies to success & failure, and how I run my business with passion. Here’s what I mean —

A few years ago my team experienced a colossal failure. We lost a huge deal that I had spent tons of resources, energy, and money on. Our entire team felt the failure reverberate from top to bottom, and it sucked.

After my emotions had settled, I jumped in and passionately did a thorough post-mortem.
What could we have done differently?
What was the turning point?
What was my blind spot?
What question did I not ask?
What red flag did I not see?
What service could we have done better?

I realized through my failure-deep-dive that by missing the mark and losing the deal, I was given a huge opportunity to pivot.
For the next several weeks I tweaked a few things and revamped one big process that had been causing us some customer service issues. I worked my ass off for those weeks making sure the revamp was the right move and committed to the change. And then after I was happy with it, right back to the grind and up the success ladder we went. 🔥

I’ve rephrased the quote above and live by this.
“The opposite of succeeding isn’t failing — it’s giving up.”

If you aren’t satisfied, are still hungry, and still have further to go, a failure won’t set you back. It’ll realign you but it won’t kill you. If you didn’t succeed, you didn’t fail. You just gave up. Failing is part of succeeding. One doesn’t happen without the other.

Here's what I did to change the trajectory of my business

A year ago today I made a conscious adjustment to my role as a leader and it changed the trajectory of my entire business.
Through one very specific mindset realignment, our production literally doubled in six months. We went from being a team of $50-$70 million producers, to a well oiled organization of $100 - $150 million real estatin’ assassins.

Here’s what I did:
👉🏼👉🏼 I stepped into my power as a leader and stopped tolerating bullshit. I bossed the fuck up and demanded everyone around me do the same, specifically in three areas:

1. I stopped accommodating mediocrity, laziness, entitlement issues, and greed within my team, and started demanding leveled up excellence, high energy, and good ole fashioned badassery from both myself and my team.

2. I stopped watering down our team policies, rules, and internal processes to accommodate a handful of team members, and started demanding adoption of our systems in do-or-die fashion.

3. I stopped hiring randomly, blindly, and from my heart, and started hiring qualified, quality people for defined roles built around outcomes that align with our team’s goals and overall mission.

📿 A chain is only as strong as its weakest link, and if there’s anything I’ve learned in the last year, it is that my tolerance threshold for mediocrity was my weakest link. I hope you are inspired to not let it be yours either. ✌🏼⚔️

[post inspired by this pic @hallie_rosenthal snapped of me and @katrinaaronson_consulting after we ran into each other randomly yesterday. Within seconds our convo went from “hey girl hey!” to a deep dive into 7 different business happenings & updates 😂 as per usual.

2020 was a tipping point for my business - as it was for a lot of businesses for various reasons - and I firmly believe one reason we made it out on top with a record breaking year (and then some 🙌🏼) after 2020 insanity, having a baby, etc, was because of the support, guidance, and encouragement I received from my tribe.

What’s this “tribe” you speak of and who is in it? 🧐

You’ve probably seen some of them peppered on my feed and in my stories because my love language is showing love on Instagram 😂🥰

My tribe consists of a mix of people who are both in my industry and not. They are people who are my people. Curated accidentally, on purpose, and serendipitously.

They have my back, they have my front, and they walk along side me. They push me when I need it, tell me the tough truths that I don’t want to hear, and cheer for me loud and proud when I win.
They are people I respect, admire, and who inspire me to be the best version of myself. Our relationships are a mix of professional partnerships, deep friendships, and mentorships.

I would trust some of these carefully curated people with. my. life. and by that I mean, I would trust any one of them to stand in for me in a professional capacity if anything ever happened to me. And they know I would return the favor, no questions asked.

As a business owner and entrepreneur, ^that^ is worth its weight in gold. It can be a lonely seat when you’re at the head of the table, and my tribe are people who are sitting along side me, helping me make decisions, bounce ideas off, and inspiring me to scale, grow, invest, and cut back when needed.

If you own a business and don’t feel like you have a tribe of birds who are your birds, keep flying. You’ll find them if your heart is looking. ❤️

Did you know we shot an HGTV pilot?

DID YOU KNOW we shot a pilot for HGTV last year? 🤩🔥🔥
I finally have the green light to share parts of it publicly and am also sharing an update for everyone involved.
First of all — the pilot turned out straight fire. 🔥🔥
Our clients - Joe, Erin and the Colucci family were just absolutely amazing.
My mom was amazing.
My team was amazing.
Our producers were amazing.
The film crew was amazing.
Everyone involved was amazing and the finished product is fire.

Unfortunately the pilot died on the vine in 2020 for various reasons. After three years of back and forth and back and forth, it was disappointing to say the least.
While I’m bummed that this pilot and this particular project was shelved, the experience was something I’ll never forget.
I’m sharing the opening clip here but I have the full reel if anyone wants to see it! It’s pretty entertaining and my mom, Joe & Erin, and everyone involved are just nails.

Marketing for Real Estate Leaders in 2021: Staying Nimble

In 2021 it is no secret that content delivery platforms and apps change their delivery models, algorithms, and internal features in the blink of an eye. New technology and platforms are constantly emerging and evolving -- a year ago we had no idea what Clubhouse, a "Reel", or TikTok were, but here we are a year later strategizing how we can increase engagement across all three. For business owners and leaders, particularly in the real estate space, marketing can feel like a constant moving target. Depending on how well you handle change, it can be either overwhelming or an exciting time to be alive.

When it comes to marketing my real estate business (both in terms of promoting my company's brand and marketing our individual home listings for sale), my formula for our marketing efforts is very simple: STAY NIMBLE. Double down on what is currently working and bail on what isn't.

There are, of course, exceptions to this. You don’t want to be constantly pivoting all over the place and chasing every shiny marketing object that is pitched in your direction. With marketing, consistency is always going to be key, however there are also often times where we as marketers need to cut bait on an effort, vendor, service, or strategy and pivot away from it.

In 2021 platforms and content delivery models are changing and evolving faster than ever before. Keeping a finger on the pulse of technology and the algorithms within SEO and social platforms, is critical to ensure you can pivot the second the tech does.


Here are my three best practices to ensure we are staying nimble within my organization:

1. SHORT TERM contracts and commitments are the name of the game in 2021 — We back on any vendor asking us to sign a long term agreement. I rarely commit to any contractual obligation longer than 90 days, whether it is an ad spend on a platform or a contract for any marketing type of service. Of course there are exceptions, like our printer lease or the lease on my office, but most of my contracts are shorter terms with cancellation clauses and lean payment plans.

2. COMMIT to the nuts and bolts of your brand, and go hard on establishing your brand’s voice. Establishing your company's voice and overall goals are key in marketing and establishing a credible brand. Don't pivot or tweak any big picture marketing efforts. Rule of thumb for me is if it took me longer than six months to prepare a marketing effort, then we need to give it the runway it deserves. DO, however, massage and tweak and maneuver your day-to-day marketing efforts, especially with marketing listings if you work in real estate. If it's not working, bail and try something else.

3. MONITOR your analytics like a hawk. Social media stats, engagement numbers, your website's traffic analytics - all of those numbers are critical to establishing the baseline for what works and what doesn't. Track these numbers like your life depends on it and use your own tracking mechanism to do so. Don't rely on Google Analytics dashboard and Instagram's Insights output to give you this data. It is very likely that those delivery dashboards will change, so create your own spreadsheet or way of tracking those numbers on your own so you don't lose the data. If and when you see one marketing effort popping off in the numbers -- analyze it and then double down on it. In contrast, when you see another area lagging in the metrics -- tweak it, massage it, or bail on it all together.

Over communication is key

“I would have actually preferred less updates and more vague communication” — said no one ever.

Clear, concise communication is the key to life and it is, without a doubt, the secret sauce to a successful real estate closing.

Many real estate agents don’t have corporate backgrounds or business degrees (not that they teach you how to write a follow up email or a calendar invite in college. Don’t even start me on that), so the expectation of clear written communication can be a whole new world for some.


Here are a few examples of easy communication templates that work across any business or industry, but can turn a potentially rocky road real estate deal into a slam dunk for your client:


✅ Below are the key dates from our contract.
✅ Please see the attached timeline.
✅ I’ve included so-and-so on this message. They are *their title* and will be doing *their function*.
✅ Here are the next steps.
✅ Message received
✅ Please confirm receipt of this message.
✅ There is no action needed from you but see below for your information.
✅ Please send the ___ by _*date*__.
✅ Attached is the XYZ for your records.
✅ Below is an outline of the next steps and the person associated with each item.
✅ The no-update-update


(^^One sure way to win the hearts of your clients, friends, and family members is to start sending no-update-updates. What is a N-U-U? Glad you asked. 🙌🏼


The no-update-update is a simple message that puts you ahead of your clients’ status check-in. Anticipating that your client will be wondering what the status is of XYZ, you can send them a No-Update-Update to let them know that you’re still working on it or that you’ve got it covered, instilling confidence in their hearts and freeing anxiety from their minds 😂🙌🏼 It’s super simple, too:
“hey just wanted to let you know I’m still waiting to hear back/ I am still working on it/ I haven’t forgotten about this/I don’t have an update yet but I’m confident I will soon.”

I have never been accused of communicating with a client too much. When it comes to communicating the next steps and providing updates, more is always going to be more. ✌🏼
